Solys — property management for island stays
One system to run a guesthouse: front desk, calendar, rates, guests, housekeeping and billing — plus a commission-free direct booking page for your property.
What is Solys
Solys is a PMS (property management system) with a built-in channel manager connection and a direct booking engine, made for Maldivian guesthouses and small independent stays. It has two faces:

Bookings made on OTAs (Booking.com, Agoda, Airbnb) flow in automatically through the channel connection; bookings made at the desk or on your booking page flow out — so availability stays correct everywhere and double-bookings are prevented.
Getting started
Three steps and you're at the front desk.
You'll be invited by email address
Google, or an email sign-in link
Then you land on Front Desk
- No passwords. Enter your email on the sign-in page and we send you a one-time sign-in link, or use Continue with Google.
- Your email must be invited to an organization first (Settings → Staff). If you signed in and see “no organization”, ask the person who invited you.
- Solys is mobile-first — try it on your phone. The bottom navigation covers the daily-driver sections.

From the same sheet you can copy the guest link (their personal stay portal), email arrival info, add extras, or mark a no-show. Passport capture lives on the guest's profile (Guests → the guest → Capture document): the camera reads the passport, and the document number is stored encrypted, shown masked.

Every charge lives on the reservation's folio (its running bill). Settling the folio issues an immutable, gaplessly numbered invoice, and those invoices feed the monthly MIRA-206 tax return in Billing.

The daily driver — designed for a phone at the reception desk.

Calendar
The planning view — best on tablet or desktop.
- Timeline view: 14 or 30 days, every room a row. Drag a reservation bar onto a room to assign it.
- Amber Unassigned lanes show bookings that still need a room.
- “Free tonight” chips per room type; weekend shading; today marked.
- Availability view: counts per room type per day.
Rates
What you sell, at what price, with what rules.
- One grid per room type + rate plan: nightly price, min stay, stop sell, closed-to-arrival/departure, allotment.
- Booked / available rows show real inventory; oversold nights flag in red.
- Bulk edit a date range (e.g. raise December weekends in one go).
- Every change syncs out to connected OTAs — no separate extranet edits.
Availability & allotments
The one thing that has to be right, everywhere, all the time.
Availability isn't a number you keep up to date. It's arithmetic Solys does for you: rooms you have, minus rooms already sold, equals rooms free. Sell a night at the desk, on your booking page or on an OTA, and the free count drops the same instant on all three. This is the whole point of the channel connection — no one can book a room that's already gone.
Your rooms
The physical rooms of each type. A six-room guesthouse has six Standard Doubles to sell — that's the ceiling.
Booked nights
Every confirmed or in-house reservation on that date, from any channel, counts against the ceiling.

What's left to sell. Shown live on Rates, Calendar and every booking surface.
What allotment is
Allotment is how many rooms of a type you release for sale on a given night. Here's the part owners always ask about: you don't set it every morning. By default, allotment equals your room count — a six-room type offers six every night, on its own, forever. You only touch it when you want to sell fewer than you have.
When a night is oversold
If bookings ever exceed the allotment — say an OTA confirms a late reservation the same minute you take a walk-in — that night turns red on the Rates grid and the Calendar. Nothing is hidden and nothing is silently double-booked from your own surfaces; Solys shows you the conflict so you can move a guest, upgrade, or reach out. The red flag is a prompt to act, not a failure.
- Oversold means sold beyond allotment — more nights booked than rooms released.
- Solys never lets your desk or booking page create an oversell. It can only come from an external channel racing you to the last room.
- Clear it by reassigning, upgrading, or lifting the allotment if you genuinely have space.
Guests
A lightweight CRM built from your reservations.
- Search by name, email or phone; rows show nationality, stays and lifetime spend.
- Profiles hold contact details, notes, stay history and encrypted passport scans (viewing is audit-logged).
- Duplicate detection (same phone/email/name) with a two-tap merge that keeps history intact.
Housekeeping
Which rooms are ready.
- Every room is dirty → clean → inspected, with out of order for maintenance. Check-out marks the room dirty automatically.
- Tap a room card to change its status; filter by room type. Dirty rooms lead the queue.
Billing
Money and reporting, in four tabs.
- Reports: occupancy, ADR, RevPAR, room revenue, direct share, estimated OTA commission, channel mix.
- Folios: the running bill per reservation — room nights, extras, taxes, payments.
- Invoices: issued invoices with numbers and PDFs; email to the guest in a click.
- Tax return: the monthly MIRA-206 prepared from your invoices, box by box.
Tourist vs local guests. Tax is worked out per stay and shown itemised on every quote and invoice. A tourist stay carries TGST plus green tax (per person, per night). A Maldivian or resident guest is green-tax exempt — set the tax status on the booking and the green tax drops to zero automatically. Properties that sell to locals can price in MVR end to end (rate plan → folio → invoice), so the bill never mixes currencies. The quote a guest sees at booking always equals the invoice they get at checkout.

Selling
Rate plans (price in USD or MVR), taxes & FX (TGST, green tax, USD⇄MVR rate), a property booking currency, cancellation policies, extras catalog, booking-widget embed code.
Team & channels
Invite staff by email with a role — owner, manager, front desk or housekeeping — connect the channel manager, and link Telegram ops alerts.

Good places to start
Front desk day
- Create a walk-in booking, then check the guest in
- Assign rooms from the calendar by dragging
- Mark a no-show; cancel a booking
Money
- Add an extra to a folio, record a payment
- Issue an invoice and open the PDF
- Check the report numbers match what you did
Selling
- Change a rate, add a min-stay, stop-sell a date
- Then search those dates on the booking page — do the rules hold?

- Book direct as a “guest”, watch it appear on Front Desk
- Open the guest portal link, send a request, add an excursion
Try to break it
- Two tabs booking the last room at the same time.
- Phone-sized screens, slow connections, going offline mid-task.
- Weird inputs: 0-night stays, past dates, emoji names, very long notes.
- Both light and dark mode (light by default; switch it in Settings → Appearance).

Send a message (or file it wherever your invite says) with:
- Where — the page/section, and phone or desktop.
- What you did — the steps, in order.
- What happened vs what you expected — a screenshot helps a lot.
